Taking the rent for farmland in advance

Question

Question: Letting land to someone on these terms: “Give four hundred rupees, and whatever you produce on the land this year by ploughing it and so on is yours.” Is this permissible or not?

Answer

Letting land on the terms “all the produce will be yours, and give me so many rupees as rent in advance” is correct. Then, when the period for which the land was given comes to an end, the land should be returned.
