Letting rented property at a higher rent

Question

Question: A person has taken a property of the mosque on rent at ten rupees a month, and on his own account has let it out at twelve rupees. Is it permissible to derive this profit from the mosque’s property or not?

Answer

If this person has made no alteration in this property, but gave it to another just as he took it from the mosque, then this profit is impermissible and giving it in sadaqa is wajib. If he has made some improvement or repair to this property and then given it to another person, this profit is permissible.
